Answers to Frequently Asked Questions About RV Lot Ownership at Havasu RV Resort
Havasu RV Resort is not in any way a time share, membership, or Club membership. Lots are sold fee simple with a warranty deed to the individual lot. You are free to sell your lot at any time. Each lot has been surveyed with boundaries marked by metal pins or stakes.
The resort is designated for Recreational Vehicles only. Motorcoaches, travel trailers, 5th wheels and park homes are subject to approval by the architectural review committee prior to occupying your lot. RVs must be a minimum of 25' in length and must be 10 years or newer and in "like-new" condition. Park homes are welcome in the non-RV exclusive areas. Park homes must be 12' in width and have a roof style conventional of stick-built homes. No tents, tent trailers, or camper shells are allowed.
The resort has a total of 398 lots. Amenities include: 2 clubhouses, 2 heated pools and spas, laundry, bath/shower rooms, nine-hole putting course, horseshoes, nine-hole chip and putt course, bocce ball, meeting hall/ballroom and much.
Homeowners' Association Fee is currently $109.80 per month per lot which includes water, sewer, curbside trash pickup, and maintenance of all common areas.
You pay your own property tax, electric, telephone and cable TV.
Included in the purchase price of each RV lot is 1200 square feet of concrete, 720 square feet of concrete on Park Model lots.
All lots have 100-amp electric, water, sewer, cable and phone connections.
Ownership at the resort is not restricted to persons 55 and older.
The resort is gated with the gate usually open from dawn to dusk. All lot owners are provided with a gate code or a gate opener at a nominal cost.
The resort is managed by Leisure Concepts Management with its own board of directors, including 3 developer representatives and 2 owner reps.
The resort is open throughout the year and Arizona residency may be established subject to state rules.
You may let your family or other guests use your lot when you are not here (they must be at least 21).
You may use your lot 365 days per year. You may also leave your RV on your lot when you are not here and are free to come and go with your RV as you please.
You may store up to three motorized vehicles on your lot, including cars & boats (subject to some rules).
You may add extra concrete for patio areas and other improvements on your lot, subject to the architectural review committee guidelines and/or approval. Casitas and shade structures are allowed subject to architectural review committee approval.
You may add trees and flowers to your lot subject to architectural review committee approval.
You may have 2 household pets. Pets must be kept on a leash and you must pick up after your pet.
Financing is available for qualified individuals.
Our rental program provides the lot owner with a potential rental income. Rental revenue is split 75/25 between lot owner and the rental management company.
